Why the North-West Is Attracting Investors from Across the UK and Overseas

Over the past few years, I’ve noticed a shift in how people approach the UK property market.

For a long time, most conversations started and ended with London. That was the default. If you were investing seriously, that’s where you looked.

That’s still true to an extent, but it’s no longer the full picture.

More investors are starting to look beyond the capital. Not because London isn’t relevant, but because they’re asking different questions. They’re thinking more about value, sustainability and how their capital actually performs over time.

That shift is one of the reasons the North-West keeps coming up in conversations.

A Shift in How Investors Think About the UK

What I’ve found is that the mindset has changed.

Instead of focusing purely on prestige or location name, investors are looking more closely at fundamentals. They’re asking what actually drives demand in an area, and whether that demand is likely to hold up over time. In many cases, that leads them away from London and towards regional cities. It’s not about replacing London. It’s about recognising that there are other parts of the UK where the numbers and the underlying drivers make more sense depending on the strategy.

The Role of Manchester and Liverpool

When people start exploring the North-West, Manchester and Liverpool are usually the entry points.

Both cities have seen significant investment over the past decade. Manchester has developed into a major centre for finance, tech and professional services. Liverpool continues to grow through regeneration, education and commercial development.

That growth matters, but what’s just as important is what sits around those cities. As employment expands, people don’t all live in the centre. Demand spreads into surrounding areas, creating a wider regional market rather than a single hotspot. That’s where the North-West becomes interesting.

Population Growth and Changing Living Patterns

Another factor I’ve seen more of recently is how people are choosing where to live.

Manchester’s population, for example, grew by around 9.7% between 2011 and 2021, which is notably higher than the national average . Liverpool has also seen steady growth over the same period. At the same time, working patterns have changed.

That shift supports demand across the wider region, not just city centres.

Why the Numbers Are Drawing Attention

When you actually look at the data, it becomes clearer why investors are paying attention. According to Rightmove, the average property price in Manchester is around £282,495, while Liverpool sits lower at approximately £229,743. On the rental side, ONS data shows average monthly rents of about £1,343 in Manchester and £885 in Liverpool as of January 2026

Those figures tell a simple story. Entry prices are still relatively accessible compared to the South-East, while rental demand remains strong. That balance is what many investors are looking for.

It’s not about chasing extremes. It’s about finding markets where the fundamentals line up.

Infrastructure and Connectivity

You’ve got major motorway networks linking the cities and surrounding towns, direct rail access across the UK and international connections through Manchester Airport. That level of connectivity supports both business activity and residential demand.

It also makes a difference for overseas investors.

If you’re investing from abroad, you want locations that are accessible and easy to understand. Cities like Manchester and Liverpool, supported by strong infrastructure, tend to provide that reassurance.

Employment and Economic Diversity

One of the things I look at closely is how an area is supported economically.

The North-West benefits from a mix of industries. You’ve got finance, tech, logistics, manufacturing and education all contributing to employment. That matters because it reduces reliance on any one sector.

In markets where everything depends on a single industry, risk tends to be higher. In more diversified regions, demand is usually more stable. From an investment point of view, that consistency is important.

A Balanced Risk Profile

No market is without risk. Property cycles affect every region.

What I’ve found with the North-West is that it tends to offer a more balanced profile.

You’ve got major cities driving economic activity, surrounding towns supporting residential demand and a range of industries creating employment. On top of that, entry prices are still at a level where investors can build portfolios without overexposing themselves.

That doesn’t usually lead to dramatic spikes in growth, but it can lead to more consistent performance. For a lot of investors, that’s actually the goal.

The Importance of Getting the Detail Right

That said, not every location within the region performs the same.

This is where a lot of people get caught out. They hear “Manchester” or “Liverpool” and assume everything within that area behaves in the same way. In reality, performance often comes down to much smaller details.

Things like proximity to transport links, local tenant demand, upcoming supply and the type of property all play a role. This is a big part of how I approach sourcing opportunities.

I don’t just look at the city or the headline figures. I focus on specific areas, comparable rental data and how a property fits into the local market.

That level of detail is what tends to make the difference over time.

Conclusion

The North-West isn’t attracting attention by accident.

When you look at the combination of pricing, rental demand, employment and connectivity, it starts to make sense why more investors are focusing on the region.

It’s not about hype or short-term trends. It’s about fundamentals.

That’s what I focus on when I’m assessing opportunities across Manchester, Liverpool and the surrounding areas.

If you’re exploring the region and want to understand what’s currently available or how different opportunities compare, I’m always open to a conversation.
