How Transport & Logistics Drive Long-Term Property Demand

One of the things I’ve noticed over time is that most property investors focus on what they can see.

Prices, yields, headline growth.

What’s less obvious, but often more important, is what sits underneath all of that. What actually drives demand in a location over the long term?

In many cases, it comes back to something that doesn’t get talked about much in residential property. Transport and logistics.

It’s not the most exciting part of the market, but it plays a bigger role than most people realise.

Looking Beyond Infrastructure on Paper

When people hear “infrastructure,” they usually think of roads, rail lines and airports.

Those things matter, but on their own, they don’t tell the full story. What matters is what that infrastructure enables.

In areas where transport links are strong, businesses can operate more efficiently. Goods can move faster, staff can travel more easily and operations can scale.

Over time, that tends to attract specific types of industries.

Logistics is one of the biggest.

The Growth of the Logistics Economy

Over the last decade, logistics has become a much larger part of the UK economy.

E-commerce has played a big role in that. People expect fast delivery, and companies need distribution networks that can support it. That has increased demand for large warehouse space, distribution centres and supply chain operations across the country.

These facilities aren’t placed randomly.

They tend to be built in locations where transport links allow quick access across multiple regions. That’s why you often see them clustered around motorway intersections.

The North-West fits that profile well.

Why the North-West Has Become a Key Hub

When you look at the map, it starts to make sense.

The M6 runs north to south. The M62 connects east to west. The M56 links into the airport and surrounding areas.

That creates a network that allows businesses to reach large parts of the UK efficiently.

On top of that, you’ve got access to Manchester Airport and the Port of Liverpool, both of which support national and international movement of goods.

  It shows up later.

Because of this, the region has attracted major logistics operators over time.

In and around Warrington, for example, companies such as Eddie Stobart, Amazon, GXO and XPO have established operations, supporting thousands of jobs across the sector.

That concentration of activity isn’t accidental. It’s driven by geography and infrastructure.

How Logistics Translates Into Housing Demand

This is the part that often gets overlooked.

When a large distribution centre opens, it doesn’t just create a handful of jobs. It creates a significant workforce.

That includes warehouse staff, but also managers, planners, engineers and administrative roles. Around those operations, you also get additional services developing.

What you end up with is a steady flow of people moving into the area for work.

Those people need somewhere to live.

In the Cheshire and Warrington area, there were over 35,000 logistics-related jobs as of 2021, with ongoing demand in the sector and thousands of vacancies reported more recently. That level of employment activity feeds directly into rental demand.

Recent Development Activity

You can also see this in the scale of recent developments.

At Omega Business Park in Warrington, Home Bargains opened a new 1,000,000 sq ft distribution centre, representing an investment of around £400 million and creating approximately 1,000 job.

There are also ongoing proposals for further logistics schemes in the area, including redevelopment projects that continue to expand capacity and employment opportunities.

This kind of activity reinforces the area’s position over time.

It’s not a one-off project. It’s part of a broader pattern.

Employment Density and Stability

One of the advantages of logistics-led growth is the type of employment it creates. It’s not concentrated at one level. You’ve got roles across different salary brackets and skill levels. That creates a broader tenant base. From an investment perspective, that tends to support more consistent demand. You’re not relying on one specific type of tenant or one employer. It also adds a level of resilience. If one company reduces activity, others often continue operating. That helps reduce the risk of sudden drops in demand.

What This Means for Investors

When you look at areas influenced by logistics and transport, a few things tend to stand out.

Demand is tied to employment rather than speculation. Tenant turnover is ongoing rather than sporadic. And the local economy is supported by industries that are essential to how goods move around the country.

That doesn’t mean there’s no risk, but it does mean the fundamentals are clearer.

Refurbishment projects don’t always go exactly to plan. Costs can creep. Timelines can stretch. And valuations, which play a critical role in the refinance stage, don’t always land where you expect them to.

In my experience, locations like this tend to offer more predictable outcomes over time compared to areas driven purely by short-term growth narratives.

Getting the Detail Right

As with any investment, the detail still matters.

Not every property near a logistics hub performs well. You still need to look at micro-location, tenant demand, transport access and local supply.

This is where a lot of the work happens.

When I’m assessing opportunities, I’m not just looking at the headline location. I’m looking at how a specific property fits into that local ecosystem.

That’s what tends to make the difference between something that works on paper and something that performs in practice.

This type of investment tends to suit people who are thinking longer term.

Investors who want steady demand, supported by employment and infrastructure, rather than relying on short-term price movement.

It’s usually less attractive to those looking for very high yields in more volatile areas or quick turnaround strategies.

Again, it comes back to alignment.

Conclusion

Transport and logistics aren’t always the first things people think about when they look at property.

But in many ways, they sit at the centre of long-term demand.

They influence where businesses locate, where jobs are created and where people need to live.

That’s why I pay close attention to them when assessing opportunities across the North-West.

If you’re looking at the region and want to understand how different areas are supported or what opportunities are currently available, I’m always open to a conversation.
